Florida Statute 83.49 sets clear rules for residential security deposit returns. If a landlord intends to make deductions, they must provide written notice by certified mail within 30 days of your vacating the property. If the landlord does not send notice within 30 days, they forfeit the right to make deductions. If no deductions are claimed, the deposit must be returned within 15 days.
