Mid-term rentals (30+ day stays) are also supported.
When your cleaner spots damage during turnover, they take photos and document it through our app. Our system instantly generates a professional claim packet: a fact-based narrative, timestamped photos with chain of custody, the prior turnover date (proving the damage didn't exist before), the cleaner's identity, and an estimated repair cost. You download the PDF, paste the narrative into Airbnb's Resolution Center, attach the photos, and submit. Hosts who use the packet typically file in under 5 minutes versus 30+ minutes self-assembled. Cara is our 24/7 guest concierge available by SMS. We print a stay code on each guest's welcome card. They text the code to our shared TotalCare number and Cara handles WiFi questions, parking, restaurant recommendations, check-in problems, and any stay-related issue. You pay only for actual usage at cost plus 20%. The membership unlocks the feature; you only pay for messages your guests actually send.

If anything is off (pillow arrangement wrong, throw blanket missing, items moved), you see it in your portal before the next guest arrives with specific mismatches called out. The cleaner is held to your standard, not a generic checklist.
Per-turnover pricing depends on your market and property size. Memphis Tier 1, for example, is approximately $232 per turnover for a standard 3-bed, 2-bath property at our STR multiplier (1.6× the consumer rate). Member rates are locked when you enroll. Cleaning fees are billed separately from the $99/month membership. We never charge surprise margins, supplies and concierge usage are pure cost-plus-20%.
Yes. Monthly plans cancel any time from your portal, your benefits stay active through the end of the current period. You can also reactivate before the period end if you change your mind. Annual plans are non-refundable but can be cancelled at the end of the 12-month term. Switching from monthly to annual is available any time with prorated billing.

Absolutely. Most of our STR members start with one property and add more as they grow their portfolio. Each property has its own membership and its own per-property settings (reference photos, gate codes, supply preferences). You can run one property on TotalCare and self-manage others if you prefer.
